Rustic Retreat Cabin Home - A Wildlands Collection Property

Keysville, Virginia

1. Rental Details

Check-in: 4:00 PM on arrival date.

Check-out: 12:00 PM on departure date.

Maximum occupancy: 4 guests.

Pets are allowed up to a maximum of 4, and additional fees apply. Guests are responsible for cleaning up after their pets, both indoors and outdoors, and for any pet-related damage to the property. Pets must not be left unattended inside the cabin unless properly crated.

2. Guest Responsibilities

The Guest shall treat the Property with care and respect.

All trash must be bagged and placed in designated outdoor containers.

Use of candles, incense, or open flames inside the cabin is strictly prohibited.

No smoking is allowed indoors. Outdoor smoking is allowed if waste is disposed of properly.

3. Use of Amenities

The Guest may use amenities including the fire pit, gazebo, grill, smart devices, and kayaks (separate waiver required for kayaks).

Outdoor lighting (string lights on back deck) and grill should be unplugged when not in use and not operated in bad weather.

Guests are not permitted to rearrange furniture or alter any part of the Property setup.

4. Internet Use

The Property provides high-speed fiber internet (up to 1 Gbps). No illegal downloading or high-bandwidth activities that may degrade service are allowed.

5. Safety and Emergencies

There are two fire extinguishers: one on the back side porch and one in the kitchen.

Do not leave appliances (e.g. oven, washer/dryer, grill) running unattended.

In the event of an emergency, call 911. First aid kit is located under the sink in the bathroom.

6. Assumption of Risk and Liability Waiver

Guest acknowledges that the Property is in a rural area and assumes all risks associated with:

- Uneven or unpaved terrain.

- Insects, spiders, wild animals, and other natural elements.

- Use of appliances, grills, fire pits, and other amenities.

- Potential severe weather, including thunderstorms, high winds, tornadoes, winter storms, fallen trees, or other natural events.

- Power outages due to weather or infrastructure limitations.

Guest waives and releases the Owner and The Wildlands Collection from all liability for injury, loss, or damage that may occur during their stay.

7. Well Water Usage

The Property is supplied with well water. While the water is regularly tested and is safe for bathing, washing, and general use, guests are advised that well water may have a different taste, mineral content, or slight discoloration compared to municipal water systems.

Bottled water is recommended for drinking and cooking, especially for guests with sensitive systems.

8. Damage and Charges

Guest is responsible for any damage to the Property or loss of items caused by negligence.

Charges for repairs or replacement will be pursued via the booking platform.

9. Maintenance and Wildlife Notice

Monthly pest control is conducted, but insects and wildlife are common in the area.

Guests should use caution and keep doors shut.

10. Security Systems and Monitoring

The Property is equipped with outdoor security cameras positioned around the perimeter of the cabin for safety and property protection purposes. These cameras monitor exterior areas such as entrances and surrounding grounds only and do not capture any interior views.

Guests acknowledge that these exterior security devices may record both video and audio while active. Cameras are used solely for safety, security, and verification of compliance with property policies.

Inside the cabin, there is a security monitoring system that includes sensors on all windows, doors, glass-break detectors, and motion detectors. The system does not include interior cameras or audio recording devices and is inactive by default but may be activated by the Guest upon request.

A unique security code will be provided upon request for use during the Guest's stay. The system is designed to enhance guest safety and peace of mind without compromising privacy.

11. Water Equipment Use (Addendum)

Use of kayaks or other water equipment requires a signed waiver. Life jackets must be worn at all times while using kayaks.

Guests use these amenities at their own risk. Children must be supervised at all times.

12. Prohibited Activities

The following activities, including but not limited to, are strictly prohibited:

- Unauthorized parties or events.

- Use of illegal substances on the Property.

- Discharging of firearms or fireworks.

- Climbing or accessing the roof or restricted areas.

Violation of any of the above may result in immediate termination of the stay without refund.

13. Access and Entry

The Guest will receive a unique smart lock code the day prior to check-in.

The Owner reserves the right to enter the Property in case of emergency, suspected damage, or safety concerns, but will make reasonable efforts to notify the Guest in advance when possible.

Guests are permitted to occupy the Property only for the duration of their confirmed booking.

Any unauthorized extension of stay beyond the checkout time and date will be considered trespassing and may result in legal action.

This Agreement does not constitute a tenancy or confer any rights of residency or occupancy beyond the booking period.

14. Cancellation and Refunds

Cancellation policy is defined by the booking platform.

No refunds will be issued for weather-related changes unless mandatory evacuations are ordered, in accordance with the booking platform's rules.

15. Acknowledgment of Agreement

By booking the Property through the platform and acknowledging the rental agreement, the Guest agrees to abide by all terms and conditions outlined herein, even without a physical signature.

This acknowledgment serves as a legally binding agreement.

16. Governing Law

This Agreement shall be governed by the laws of the Commonwealth of Virginia.

Any disputes shall be resolved in Charlotte County, Virginia.

I have read, understood, and agreed to all terms in this Rental Agreement.

I accept full responsibility for my party during the stay.
